房源供应将井喷!福州市区2019年第五场土拍供地1310亩

7月10日上午,福州市自然资源和规划局于2019年发布了第五张土制摄影公告,并将于7月31日早上出售10块土地。这10块土地的总土地面积高达1310亩,起步价166.58亿元。它超过了今年第一次土壤笋的935.69亩。它已成为近年来福州最集中的土地拍卖。

这次转移的10个图如下:

地块2019-38,位于苍山区福泉高速公路连接线南侧,规划芜湖小学西侧,覆盖地铁停车场土地,面积217,360平方米(约326亩) ,土地使用是商业和住宅。幼儿园土地,容积率为1.6,高度限制为80米,起始楼层价格为9000元/平方米。从2019年至1945年,地带设计被转移并与运输系统共享。人才公寓建设面积9518平方米,回购面积5800元/平方米。

地块2019-39,位于苍山区南二环路南侧,国寨周边旧村改造区,占地面积140397平方米(约210.6亩),土地用地为住宅用地,地积比率为1.92。 50米(如果空军部门同意限制高度可以是70米,容积率是2.19),起始楼层价格是12431元/平方米。该地块有40%的安置商品房,售价为14,800元/平方米。在未来,如果超过限额,将根据交易大厅的地价支付容量增加。

The land of Sanjiangkou is one of the plots, covering an area of 110,200 m2 (about 165.3 mu). The land use is commercial and residential. 地块2019-45,位于苍山区福泉高速连接线南侧,规划芜湖小学西侧,地铁停车场土地开发,占地面积42,237平方米(约63.4亩),用于商业和住宅用地的交通和车站用地,容积率为1.6,限制为80米,起步价为9012元/平方米。人才公寓楼建筑面积1217平方米,回购价5800元/平方米。

2019-46号,位于巫山西路福山区鼓楼区巫山西路北侧,占地面积20,185平方米(约30.3亩),土地用途为商住地,地积比率为2.0,高度限制为40.米,起始楼层价格为14318元/平方米。该地块配备了60%的安置商品房,售价为17,200元/平方米。商业和商业办公楼面积为21,000平方米,按交易底价+建安成本3400元/平方米回购。

2019-47号区块位于金安区东山路以东。鹤林区总部商会位于道路西侧,占地面积3,366平方米(约5亩)。土地用途为商业用地,地积比率为1.51。高度限制为40米,起步价为13772元/平方米。土地按照指定的设计方案建造并全部回购。根据交易价格和建筑成本,回购价格为3600元/m2。

本次将樟岚和郭宅两地大片地块集中推出,土拍数量巨大,总价甚高,对于开发商们的资金实力来说是一个挑战0.10幅地块中7幅为安商房地块,但部分地块安置房占比有所降低,不再像以前那样全部为80%以上超高占比。另外三幅地块中,一幅商住地块为代建地块,值得一提的是樟岚停车场上盖地块加入出让,而与此前的战坂停车场上盖一样,并未作为安商房使用。

樟岚停车场这两幅地块位于此前樟岚片区出让各地块的南侧,其中一幅是上盖,一幅是落地,合计总建面超过40万方,又将会为樟岚片区增加数千套商品房供应,想想五四北天空之城的巨大房源数量,樟岚片区更是有过之而无不及,如今看来樟岚也将会成为一个巨大的房源仓库了。

如此的供地井喷让2019年成为福州史上土拍量最大的一年,虽然总价甚高,但楼面价并不高,届时如能顺利出让,福州楼市将会增加巨量房源,今后的楼市可热闹咯。而且如能够顺利收回上百亿的土地出让金,对于财政而言也将如久旱逢甘霖,将大大加快此前的?征迁补偿款发放进度。

那么,问题来了,这么多房子今后怎么卖呢?卖给谁呢?
